Can we say that winter is coming to a slow and messy end? Maybe but since the old saying is “in like a lamb, out like a lion”, I am not putting away my winter coat, mittens, boots, long johns, toque, and scarfs just yet.

It has been an interesting winter for us and our family. Some close family issues dealt with. And the announcement of our first GREAT GRANDCHILD on its way in July.

It will be the start of the next generations in our family. Looking forward to it

It will be so nice to spoil them rotten then send them home, no when I think about it, it may be the other way around. LOL

Some great things happening here with Real estate. I am liquidating a few fringe properties to better concentrate on the Edmonton & Fort Saskatchewan Areas.

We are presently looking at several properties and a Residential development area that is pretty exciting. Will keep you posted on that deal.

Looking at some stats this morning and things are NOT all doom and gloom. According to BC Real Estate Association report interest rates are expected average 2.77% with the 5 year fixed rate averaging 2.86% and as low as 2.25%.

We also look at the 5 year QUALIFYING rate being at 5.19% down from 5.34%. This is the rate home buyers need to Qualify at to be approved for their mortgage. Don’t confuse this with the actual mortgage rate you would get on your new mortgage.

If you are interested in Multi Family commercial properties there is good news there too as high demand for these type of properties are keeping cap rates at 5.75% in Edmonton and 5.0% in Calgary. Even with over 1300 new rental unit coming on stream in Edmonton alone last year, supply has still not kept up with demand as more people are migrating into the province from other provinces than are leaving and immigration demand is steady as well.

States tell us that 8% of immigrants into Canada settle in Alberta, With average numbers of 300,000 per year into Canada, thats 24,000 new immigrants to Alberta. Of these 45% will own their own homes within 3 years. This tell me they need to rent for at least 3 years, great for Rental Housing Providers. You will want to tailor your rental locations and design to accommodate these customers. May want to look at more rent-to-own option focusing on their individual and cultural needs, think intergenerational homes.

If the current international migration level is maintained, Canadian newcomers are expected to purchase 680,000 homes over the next five years. In 2018, international migration accounted for 80.5 per cent of Canada’s population growth, according to Statistics Canada. In Alberta, they will purchase an estimated 76,000 homes in the same period.

The Bottom Line

Real estate is a distinct asset class that is simple to understand and can enhance the risk and return profile of an investor’s portfolio. On its own, real estate offers competitive risk-adjusted returns, with less principal-agent conflict and attractive income streams. It can also enhance a portfolio by lowering volatility through diversification. Though illiquidity can be a concern for some investors, there are ways to gain exposure to real estate yet reduce illiquidity and even bring it on-par with that of traditional asset classes.
