REAL ESTATE INVESTING
& COACHING

Happy Halloween everyone, hope you had a Spooktacular time.  Where we live in the country we don’t get many trick & treaters so for us two old folks it stays pretty quiet. We’ll just stay up and watch a scary movie or two. What’s your go to scary movie? You got to love the “The Rocky Horror Picture Show” or “Hocus Locus “ or “Little House of Horrors” and also Eddie Murphy In “The Haunted Mansion” and don’t forget about Micheal Keaton in “Beetlejuice”. That should keep you busy for the day.

Seem we are well into winter now, put my snow tires on the truck today, (Oct 28th) so that makes it official. As of late I have been thinking more and more about relocating to southern BC area somewhere for part of the year (winter of Course). We spent a week around Christina Lake and just love that are. Does anyone have any suggestion for wintering site west of Christina Lake / Grand Fork country? I am thinking of a Fifth wheel trailer for about six Months of the year down there?  I am not a big fan of traveling to the US for the winter but I know there are lots of Snowbird who make the annual trek to the Sunbelt and just love it.

Have any of you been looking at your retirement investments, RRSP, TFSA, RRIF etc. and with anxiety wondering how you are going to make ends meet with what you have and watching your funds barely meeting inflation or worst falling behind and actually losing money by the time you pay management fees????? Worst feeling I always had was the fact that you had no control over your investments!, You know you can’t cash them in because of the tax you will need to play. You watch every month as your statement balance seems to go nowhere!

Did you know you can use your RSPs to create a Mortgage funded by you to buy Real Estate?

  • You do not deregister your RSPs (no tax to pay)
  • You get a fixed rate of return, No more uncertainty
  • Interest payments you receive are deposited into your RSP account tax free
  • Your investment is secured by Real Estate

And much more!

Here is an Example:

A couple have a house for sale, we negotiate a price of $305K, I cannot qualify for the required mortgage so I approach them and enquire if they have RSP.

Yes they do.  I contact the institution who will administered the transaction. Sellers/Lender sets up an account with the Administrator and transfer the required fund to their new account, while not triggering the tax payment for cashing in a RSP.  Administrator transfer the fund to my lawyer who does the usual distribution of fund.  Then I pay the administrator my agreed monthly payment that gets deposited into the RSP account of Lender. Tax free!

In my Example the lender over the five year agreed term would have received $76,000 in interest Tax free,,,, $1266 month.

You as a lender can invest in any type of Real Estate Property and it does not have to be your own property as in my example.

This is a fantastic way for you to invest like a bank and gain a tremendous advantage towards your retirement and have security of fund and peace of mind with the certainty that you control your financial portfolio.

Holiday Heavyweights

The checkout clerk at the supermarket was unusually cheerful
even though it was near closing time. “You must have picked up
a ton of groceries today,” a customer said to the checker.

“How can you stay so pleasant?”
“We can all count our blessings,” the clerk replied.
“The hardest part of this job is the turkeys and the watermelons.
I just thank God that Thanksgiving doesn’t come in July.”

Tollbooth Timer

I worked on a toll road, answering the phone,
collecting money and issuing toll tickets.

One Thanksgiving Day, a woman called to ask about road conditions
on the turnpike. After I said everything was A-okay,
she told me a friend was coming for dinner. Then came the stumper.

“If my friend just left from exit twelve,” she asked,
“what time should I put the turkey in?”

One of the ‘pleasant’ dilemmas that my investor
partners face when we cash out of a deal is what
to do with their PROFITS.

On one hand, it’s tempting to take the cash and
buy a new car, boat, vacation, or other ‘doodad’
(as Robert Kiyosaki calls them in his book Rich
Dad, Poor Dad).

On the other hand, it usually makes a LOT more
sense to use those profits to buy more income-
producing real estate.  That’s called “re-investment”.
